We reserve the right to refuse or decline a booking at our discretion, particularly where the requested work falls outside our operational capacity, would breach health and safety requirements, or involves materials or conditions that we consider unsuitable. The customer is responsible for ensuring that the property is accessible and reasonably prepared for the agreed service. If access cannot be gained at the scheduled time, the booking may be treated as a late cancellation or charged in full.

It is your responsibility to ensure that the details supplied at the time of booking are complete and accurate. If any information changes before the appointment, you must notify us as soon as possible. Changes to booking time, service type, property size, or frequency may affect availability and price. Any quote provided before inspection is based on the information given and may be adjusted if the actual conditions differ materially from the description supplied.

3. Cancellations, Rescheduling, and Missed Appointments

You may cancel or reschedule a booking by giving notice within the time period specified when the booking was made. If no separate notice period is stated, a reasonable period of notice is expected. Cancellations made at short notice may incur a fee, and missed appointments caused by failure to provide access or by the customer’s absence may be charged in full or in part. The applicable charge will depend on the circumstances and any loss reasonably suffered by us.

If we need to cancel or reschedule due to unforeseen circumstances, such as illness, severe weather, equipment failure, transport disruption, or other events beyond our reasonable control, we will make reasonable efforts to notify you and offer an alternative appointment. We shall not be liable for inconvenience caused by such rescheduling, provided that we act reasonably and in good faith. Where a deposit has been paid for a cancelled appointment, any refund will be handled in line with the booking conditions and the reason for cancellation.

We are not liable for pre-existing damage, wear and tear, hidden defects, structural faults, or deterioration caused by age, misuse, or unsuitable maintenance. Customers are encouraged to inform us of any delicate surfaces, valuable items, or areas requiring special attention before the service begins.

We shall not be responsible for loss or damage caused by inaccurate information supplied by the customer, including failure to disclose stains, hazards, access restrictions, or fragile items. Where items of value are left in the property, you remain responsible for securing them appropriately. We do not accept liability for loss of cash, jewellery, documents, or similar items unless damage or loss is caused directly by our proven negligence and liability is not lawfully excluded.

If a claim arises, you must notify us within a reasonable time and give us the chance to inspect the issue and, where appropriate, remedy it. Our total liability for any claim arising from a cleaning booking, whether in contract, tort, or otherwise, shall be limited to the amount paid for the relevant service, except where the law does not permit such limitation. Nothing in these terms excludes liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded under UK law.

5. Customer Responsibilities

Before the appointment, you must ensure that the property is safe to enter and that the areas to be cleaned can be accessed. This includes providing keys, codes, parking information, or other entry arrangements where needed. You should remove or secure items that are fragile, valuable, confidential, or inappropriate to clean. If pets are present, they should be managed safely and in a way that allows the work to be completed without risk to staff or animals.

You are responsible for telling us about any health and safety issues, including exposed wiring, slippery floors, mould, infestations, bodily fluids, sharp objects, or hazardous substances. We may refuse to proceed if conditions are unsafe, unhygienic, or outside our service parameters. In such cases, the booking may still be charged if our staff attend and are unable to work because of the customer’s failure to meet these responsibilities.

6. Waste Regulations and Disposal

All cleaning waste must be managed in accordance with applicable UK waste regulations and local disposal requirements. We will remove ordinary waste generated as part of the agreed service only if such removal has been included in the booking or is reasonably incidental to the work. We do not accept responsibility for disposing of hazardous waste, clinical waste, sharp objects, illegal substances, asbestos, or any material requiring specialist handling, unless this has been expressly agreed and lawfully arranged in advance.

The customer must disclose any items that may be classed as controlled, hazardous, or difficult to dispose of. If we discover waste that cannot lawfully be handled through normal cleaning procedures, we may stop the work and request further instructions. Any additional costs resulting from specialist disposal, packaging, transport, or compliance measures may be charged to the customer. We reserve the right to refuse to move, remove, or handle items that could breach waste management laws or present a health and safety risk.

Waste segregation, collection, and disposal must not expose our staff to unlawful or unsafe conditions. If bins, refuse bags, or waste containers are overfilled, contaminated, or inaccessible, we may limit our involvement to the extent permitted by law. These terms do not override statutory duties under environmental or waste legislation, and both parties agree to comply with all applicable regulations during service delivery.

7. Complaints, Remedies, and Service Issues

Where a valid issue is identified, we may offer a re-clean, partial refund, or other reasonable remedy at our discretion, provided that the complaint is made promptly and the relevant area has not been altered after the service.

We are not responsible for complaints arising from circumstances outside our control, including poor lighting, blocked access, hidden stains, or customer instructions that differ from the standard booking description. Any remedy offered is provided without admission of wider liability unless agreed otherwise in writing. A re-service or goodwill adjustment does not create an ongoing obligation to repeat the same remedy in future appointments.

8. Force Majeure

We will not be liable for failure or delay in performing our obligations where such failure results from events beyond our reasonable control. These may include extreme weather, transport disruption, strikes, civil disturbance, accidents, epidemics, utility failures, or acts of government or public authority. In such cases, we may suspend or rearrange the service and will use reasonable efforts to resume work as soon as practicable.

9. Governing Law

These Terms and Conditions, and any dispute or claim arising out of or in connection with them, shall be governed by and interpreted in accordance with the laws of England and Wales. The courts of England and Wales shall have exclusive jurisdiction, except where mandatory consumer rights provide otherwise. Nothing in these terms affects your statutory rights under applicable UK consumer law.

10. General Provisions No waiver of any breach shall operate as a continuing waiver. Any notice required under these terms should be given in a clear and reasonable form. We may update these terms from time to time, and the version in force at the date of booking will apply to that booking unless otherwise agreed. If any part of these terms is held invalid or unenforceable, the remaining provisions will continue in full force.
